As fall arrives in Steamboat Springs, the real estate market continues to offer buyers more choices while showing encouraging signs of activity as we head into the final months of the year.
There are currently 337 active residential listings across the market, representing 6.6 months of supply, along with 93 pending listings. The current median days on market has climbed to 110 days, giving buyers more time to evaluate their options and reinforcing the importance of strategic pricing and presentation for sellers.
Despite longer market times, buyer activity picked up considerably in August. 74 properties went under contract during the month, an 80% increase compared to August 2025. This increase in contracts is an important indicator to watch as we move through the fall market.
Pricing remains another key part of the story. Of the 337 active listings, 158 have experienced a price reduction, or nearly 47% of current inventory. For sellers, this highlights the importance of entering the market at a price that aligns with current buyer expectations rather than relying on future reductions to generate interest.
Year-to-date, Steamboat's median sale price is $1,175,000, while the median days on market for sold properties is just 22 days, five days fewer than in 2025. In August, the median price per square foot was $815, down 8.9% year-over-year. The greatest concentration of sales activity occurred between $700,000 and $1.5 million, with 20 properties closing within that price range.
Another notable development this month is the early impact of the City of Steamboat Springs' new Home Base Steamboat program. More than three properties closed this past month with buyers utilizing the program, creating new opportunities for local workers to purchase homes in Steamboat. The program provides qualified buyers with financial assistance in exchange for placing a deed restriction on their property, helping preserve housing for Steamboat's local workforce.
Overall, September's numbers paint a market with more inventory and longer current listing times, but also a significant year-over-year increase in properties going under contract. Buyers have greater selection and negotiating opportunities, while sellers are seeing that well-positioned properties can still attract attention and move quickly. As we head into fall, pricing, property condition and thoughtful marketing remain especially important in connecting motivated sellers with active buyers.
