August 2026 Steamboat Springs Market Report

As summer begins to wind down in Steamboat Springs, the real estate market is showing a notable shift. Inventory has grown, buyers have more options, and pricing strategy is becoming increasingly important. At the same time, buyer activity remains strong, with July producing a significant year-over-year increase in properties going under contract.
As of August 26, 2026, there are 364 active residential listings and 102 properties currently pending, with the market sitting at approximately 7.1 months of supply. Current active listings have a median of 96 days on market, giving buyers more time to evaluate their options and creating a more competitive environment for sellers.

Buyers Are Active, but More Selective

One of the strongest indicators this summer has been the increase in properties going under contract. In July, 76 residential properties went under contract, a 76% increase compared with July 2025. Meanwhile, 99 new residential listings came to market during the month, down 5.7% year over year.
Price Adjustments Are Becoming the Norm
Perhaps the clearest indication of the changing market is the number of sellers adjusting their asking prices. Of the 364 active residential listings, 165 have reduced their price, representing about 46% of current inventory. For listings that have reduced their price, the average adjustment is approximately 7.3%.
For sellers, this underscores the importance of getting the pricing strategy right from the beginning. Buyers have access to more inventory and are increasingly willing to wait for the right combination of property and price.

2026 Year-to-Date

Through August 26, 604 new residential listings have entered the market this year. The year-to-date median sale price is $1.195 million, while properties are selling for an average of 3.2% below asking price.
Interestingly, despite today's active inventory spending considerably longer on the market, the year-to-date median days on market for sold properties is just 17 days, down 5% from 2025.
The result is a market that rewards strategy. Buyers have more opportunities to negotiate and compare properties, while sellers need to differentiate their homes through thoughtful pricing, presentation and marketing.
