The Steamboat real estate market continued to heat up in April with 50 residential sales—up 23% from April 2024 and just slightly down from March. Average sales price climbed to $2.06M, up 27% year-over-year and 10% month-over-month, while 40% of sales closed under $1M. Price per square foot averaged $766. Inventory is building, with 257 active residential listings in Routt County and 200 in Steamboat Springs—bringing months of supply to 5.1, nearing a balanced market. Homes spent a median of 24 days on the market (up from 16 in March), and 28% of April’s sales required a price drop before going under contract, averaging an 8.1% reduction. With 85 new listings and 85 pending sales in April—both up 6.3% year-over-year—the market is active, but strategic pricing and smart positioning remain critical. As a buyer, get ready because the summer inventory is on its way!

Ben’s approach to the business centers around strong communication, building lasting relationships, and bringing a persistant energy to each transaction – which he attributes to his prior career as a professional athlete. 

Ben was elected to the Parks and Recreation Commission in 2021, where he continues to serve. He also volunteers as a ski coach at the Winter Sports Club and leads Olympic Heritage Tours for the local Tread of Pioneers Museum. Outside of work, Ben is known for his grand adventures on bikes and skis.
