MEET CAM BOYD

Cam Boyd is a broker and former owner of Steamboat Sothebyโ€™s International Realty. With over 37 years of experience in all aspects of Steamboat real estate, he has worked with more Buyers and Sellers than any agent in the Yampa Valley. His sales volume has ranked him as one of the highest-producing agents in Steamboat Springs for the last 15 years. In 2023, Cam sold over $72 million in real estate, 47 transactions, at an average sales price of $1.5 million. Cam has a lifetime sales volume of $1B.

To help run a smooth business he works with a team of specialists including his Transaction Manager, Shelly Wu; a Marketing Director, Alexa Struss; a Digital Specialist, Josh Cook; and three Broker Associates, Ben Berend, Bruce Carta, and Lisa Landers.

As we move into October, Steamboat Springs continues to show signs of a market adjusting toward balance.
In September, there were 233 active residential listings, marking a 72.6% increase compared to the same time last year and 9 more listings than August. This gradual rise in inventory provides buyers with more options heading into the fall season. This is a contrast from the tight conditions we saw in previous years.

The average price per square foot in September was $849, down slightly (about 3%) from 2024. While prices have softened marginally, they remain strong relative to pre-pandemic levels, showing that demand for quality Steamboat properties remains resilient.

The market is also taking a bit more time to move. Average Days on Market climbed to 62 days, compared to 48 days a year ago. Similarly, months of supply reached 5.9, a 59.5% increase year-over-year, further signaling a shift toward a more balanced environment between buyers and sellers.

Steamboatโ€™s market remains active with 96 new Pending Sales (Up 113% from 2024), with motivated buyers seeking opportunities and sellers adjusting to shifting conditions. As always, our team continues to monitor the data closely to help clients make confident, well-timed decisions.

The market is also taking a bit more time to move. Average Days on Market climbed to 62 days, compared to 48 days a year ago. Similarly, months of supply reached 5.9, a 59.5% increase year-over-year, further signaling a shift toward a more balanced environment between buyers and sellers. Steamboatโ€™s market remains active with 96 new Pending Sales (Up 113% from 2024), with motivated buyers seeking opportunities and sellers adjusting to shifting conditions.
