Monthly News on the Steamboat Real Estate Market

June YTD Real Estate Summary >>

As we review the month of June relative to market conditions for June of 2014 the number of New Listings in our market continues a downward trend. Since the start of 2015 this lack of new listings is making for an unbalance of supply and demand. New listings for June are down an average of 14% compared with last year. New listings for townhomes are down 20% year over year.Average year to date sold listings for the first 6 months comparing 2014 to 2015 are almost flat. Single family homes are the one category of properties where the number of properties sold is significantly lower. This is thought to be an inventory issue.Median sold prices are down year over year comparing the month of June this year with last. This may be driven by the absorption of relatively lower priced properties by buyers that are seeing moderate priced homes become more scarce. In much of our market we are selling things below replacement cost.
