Selling in Today’s Market – What Does It Take to Get Your Property Sold?
The most important step is pricing your property right to attract the most buyers possible. If you’ve priced your property correctly, more potential buyers seeing your property should translate into more offers. Your realtor can provide you with a current market analysis and best determine the fair market price.
After you have decided on the right asking price, you need to prepare for showings. Now is the time to fix all those little repairs you’ve been meaning to address. In their heads, buyers often overestimate repair bills and often prefer a property that requires the least amount of work.
It is also very important to clean and de-clutter! Box up those knick-knacks, picture frames and as many of your personal items as you can bare. Buyers will often miss selling features of the property because they are distracted by the clutter or are busy looking at your family photos….without realizing it! If you don’t have enough space to neatly store the boxes, rent a small storage facility. Remember, the goal is to sell.
Don’t forget curb appeal! Make sure your front door and entry are inviting and appealing. If you plan to rent your property while it’s on the market, consider offering an incentive for the renters to allow showings. It’s hard to sell if Buyers can’t see the inside.
Regular communication with your Realtor is also important. If properties like yours are adjusting their prices, you’ll want to stay competitive with them.
