Homes spent a median of 24 days on the market (up from 16 in March), and 28% of April’s sales required a price drop before going under contract, averaging an 8.1% reduction. With 85 new listings and 85 pending sales in April—both up 6.3% year-over-year—the market is active, but strategic pricing and smart positioning remain critical.
