As we move into summer, the Steamboat Springs real estate market is seeing a seasonal climb in inventory that exceeds recent summers. There are currently 284 active listings in the Steamboat Springs area—a 52% increase compared to this time last year. This surge is giving buyers more choices and creating a more competitive landscape for sellers. In May 2025, 121 new properties were listed for sale, representing a 57.1% jump year-over-year. The median Days on Market has increased to 25 days, up from 19 days in June 2024. As of June 19, 2025, Steamboat is sitting at 10.9 months of inventory. The $5M+ price range is particularly saturated, with 35 active listings currently available. Allowing for some rare opportunities for high-end buyers.
