The Steamboat Springs and Routt County real estate market is showing clear signs of transition as we move through early 2026. While pricing remains strong year-over-year, increased inventory and longer marketing times indicate a shift toward a more balanced and competitive environment compared to early 2025.

In January 2026, the median sales price came in at $1,351,688, just slightly below December 2025’s median of $1,360,888 — a modest 0.7% month-over-month adjustment. However, zooming out tells a stronger story. Year-to-date, as of February 26, 2026, the median sales price sits at $1,250,000, which is 18.5% higher than year-to-date figures in 2025. This continued appreciation reflects sustained demand for Steamboat’s lifestyle and buyer confidence in the market’s stability.

Inventory, however, has expanded meaningfully. In February 2026 alone, 45 residential listings were brought to market — a 28.6% increase over February 2025. Across all of Routt County, 53 total properties were listed this month. Active inventory now stands at 242 properties compared to 164 active listings at the end of February 2025, representing a 47.6% year-over-year increase in available homes. Buyers are seeing more options, and sellers are facing more competition than they did a year ago.

With this increase in inventory has come a noticeable shift in pace. The current median Days on Market is 92 days — up 58 days compared to 2025. Homes are taking longer to sell, and buyers are exercising greater selectivity and negotiation leverage. Proper pricing strategy and elevated marketing presentation are becoming critical components for sellers who want to stand out.

Beyond residential housing, growth continues west of Steamboat. Near the Steamboat Airport Industrial Park, 27 lots ranging from 0.25 to 3 acres have recently come to market. This new inventory highlights continued commercial and light industrial expansion and signals long-term economic development in West Routt County. As infrastructure grows, this could further influence housing demand and investment opportunities in the surrounding areas.
